【云德资讯】云德律师为长安区社区工作人员培训 业主大会、业主委员会相关法律知识

为了实现社区工作人员为群众服务，目标一致，相互配合，搞好社区管理工作，西安市长安区住建局于2020年7月23日组织了《业主大会、业主委员会组建工作》培训大会。本着相互理解，相互支持的理念，特邀我所物业与财税法律事务部首席律师尹茜律师为社区工作人员进行法律培训，为其讲解业主大会、业主委员会的成立流程和相关法律规定。

In order to realize that the community staff serve the masses, have the same goals, cooperate with each other, and do a good job in community management, Xi 'an Chang 'an District Housing And Urban-rural Development Bureau organized a training conference on The construction of Owners' Congress and Owners' Committee on July 23, 2020. In the spirit of mutual understanding and mutual support, we specially invite Lawyer Yin Qian, the chief lawyer of the Property, Finance and Legal Affairs Department of our firm, to conduct legal training for community staff and explain the establishment process and relevant legal provisions of owners' congress and owners' committee.

培训伊始，尹茜律师对我所的概况、律所发展过程、组织架构、部门建设、一院一专委员五中心等云德特色以及业务范围加以介绍。

At the beginning of the training, Lawyer Yin introduced the general situation, development process, organizational structure, department construction, yunde characteristics and business scope of our firm.

接着，尹茜律师分别从成立的法律依据、成立流程、各自职责等多方面，介绍了业主大会和业主委员会这两个在社区治理中发挥重要作用的组织机构。具体包括三个部分：第一部分，业主大会的概念、成立的法律依据、成立程序、业主委员会委员的任职条件。第二部分，业主委员会的换届流程。第三部分，物业管理委员会的基本概述、成立流程、解散等相关法律规定。

Then, Lawyer Yin qian introduced the two organizations that play an important role in community governance, namely, the owners' Congress and the owners' Committee, from the aspects of the legal basis, the establishment process and their respective responsibilities. Specifically, it includes three parts: the first part, the concept of owners' assembly, the legal basis of establishment, the establishment procedure, and the qualifications of members of owners' committee. The second part is the process of the change of term of owners committee. The third part, the basic overview of the property management committee, the establishment process, the dissolution of the relevant legal provisions.

在培训结束之后，参与会议的社区工作人员与尹茜律师进行了热烈、积极的交流。主要内容包括，社区工作人员在实际工作中遇到的各自管辖小区发生的有针对性的难题、咨询《西安市物业管理条例》不懂或存有疑问的地方等。在尹茜律师细致的回答和满满的知识点输出后，参加培训的社区工作人员都积极参与收获颇丰。
